베스트원(대표 권혁원)이 운영하던 PPO(평택프리미엄아울렛)가 지난 8월 말일부로 최종 부도 처리된 것으로 알려졌다. 이에 해당 PPO 온라인 사이트에는 9월 1일부터 임시 휴업에 들어간다고 공지한 상태다. 하지만 재오픈에 대한 일정은 밝히지 않고 있다.

‘PPO’는 애초 2001년에 단층으로 된 패션매장 위주의 평택패션 타운으로 출발했다. 이후 2008년에 패션과 식당이 들어선 2층 구조의 평택프리미엄패션타운으로 한 단계 더 발전했고, 이후 해당 부지를 주상복합단지로 또 다시 개발하게 되면서 오피스텔 1200세대와 함께 저층부에 마련된 상업공간을 PPO(평택프리미엄아울렛)로 개발해 오픈한 것이다.

PPO는 자사 사이트에 임시 휴업이라고 공지했다.

전체는 지하 6층부터 지상 27층까지 구조로 된 주상복합단지 건물로 ‘PPO’는 이곳에서 지하 2층~지상 3층까지인 저층부를 유통시설로 개발해 운영했다. 나머지 지하층은 모두 주차장, 지상 4층부터 27층까지는 모두 오피스텔이다.

초기 베스트원은 입점 브랜드 180여개의 90%를 가맹(대리)점으로 계약한 후 운영해왔다. 따라서 매장 인테리어, 판매 직원을 모두 직접 투자와 채용으로 진행한 것이다. 따라서 해당 방식은 매출이 일정 수준이 나오지 않을 경우 비용 규모가 눈덩이처럼 커지면서 큰 리스크로 다가온다.

실제 베스트원은 오픈 후 2년이 지났지만 그간 코로나팬데믹과 불경기 지속, 부족한 운영 능력 등으로 매출이 훨씬 기대에 못 미치는 수준이 계속돼 점차 자금난을 겪어온 것으로 알려졌다.

결국 PPO의 부도는 매출 감소에 따른 자금난, 그리고 현재 진행 중인 관계사의 2, 3차 주상복합단지 개발 사업이 고금리로 인한 비용 증가, 뿐만아니라 중도금 후불제 방식으로 분양해 중간 공사 과정에서 필요한 자금 조달에 어려움을 겪는 등 여러 악재가 겹쳐서 일어난 것으로 해석되고 있다.

업계는 PPO의 부도로 인해 입점 브랜드의 매장마다 판매금을 회수하지 못하고, 떼일 것을 염려하고 있다. 초기 180여개 매장이 오픈했지만 최근에도 150여개의 매장이 영업한 것으로 알려졌다. 따라서 대리점주 자격인 PPO가 브랜드 본사에 결제하지 않음으로써 발생되는 피해 금액은 상당한 수준일 것으로 예상하고 있다.

한편 베스트원은 별도 법인을 통해 전개하던 언더아머, 컨버스, 휠라 등의 벤더(유통) 사업도 이번 부도 사태를 맞으면서 차질을 빚게 돼 지난해부터 사업을 중단해 왔고, 최근에 비중이 가장 컸던 언더아머를 마지막으로 최종 유통 사업을 중단한 것으로 알려졌다. 언더아머의 경우 효성의 자회사 갤럭시아코퍼레이션이 전개하던 유통망 60여 개를 인수하면서 시작해 공격적으로 전개하다, 최근 종료 전까지 80여 개까지 유통망을 확대했었다.
