현대백화점, ‘아울렛’ 진출 10년…제 2도약 나선다

현대백화점(대표 정지선 정지영)이 아울렛 사업 진출 10년을 맞았다. 문화·예술 콘텐츠와 지리적 강점을 앞세워 ‘재고 상품을 싸게 파는 곳’이란 기존 아울렛 인식을 ‘쇼핑과 함께 여가를 즐길 수 있는 곳’으로 바꿨다는 평가다.

현대백화점은 아울렛 시장 진출 10년을 맞아 신규 출점 및 점포 리뉴얼 등 사업 경쟁력 강화를 통해 제2 도약에 나선다. 현대백화점은 2015년 2월 27일 경기도 김포시 아라김포여객터미널 인근에 프리미엄아울렛 1호점인 현대프리미엄아울렛 김포점을 문 열며 아울렛 사업에 본격적으로 뛰어들었다.

이후 현대시티아울렛 동대문점(16년 3월), 현대프리미엄아울렛 송도점(16년 4월), 현대시티아울렛 가든파이브점(17년 5월) 등을 순차적으로 오픈하면서 현재 프리미엄아울렛 4개점과 도심형 아울렛 4개점 등 총 8개 점포를 운영하고 있다.

지난해에는 백화점과 아울렛의 강점을 결합한 신개념 쇼핑몰 ‘커넥트현대’를 새롭게 론칭해 부산광역시에 첫 선을 보이는 등 지속적으로 사업을 확장하고 있다. 10년간 매출도 가파르게 늘었다. 아울렛 사업 진출 첫해인 2015년 연매출은 3,000억원 수준이었는데, 지난해에는 2조 8000억원을 기록하며 10배 가까이 뛰었다. 올해는 3조원 돌파를 목표로 하고 있다.

현대백화점은 아울렛 사업의 성공 비결로 업계 패러다임을 바꾼 문화·예술 콘텐츠, 도심과 가까운 지리적 강점, 쇼핑몰 업태간 경계를 허무는 ‘빅블러’(Big-Blur) 전략을 꼽았다.

문화·예술로 차별화 … 지리적 강점으로 주중에도 고객 ‘북적’
우선, 연간 1000만명 이상의 고객이 찾는 수도권 대표 쇼핑·문화 랜드마크로 자리매김한 현대프리미엄아울렛 김포점은 지중해 해변이 연상되는 이국적인 ‘럭셔리 휴양형 아울렛’으로 차별화했다. 김포점을 관통하는 450m 길이의 중앙 수로에서는 연중 고객들이 여유롭게 산책을 즐기고 한강을 조망으로 불꽃놀이를 감상하는 이색적인 풍경을 연출한다.

이와 함께 송도점과 스페이스원에는 장줄리앙, 하이메 아욘 등 세계적인 작가와 협업해 격조 높은 문화·예술 공간을 선보여 고객을 끌어들이고 있다. 동대문, 가든파이브 등 도심 속 쇼핑 타운에 위치한 시티아울렛도 문화센터, 키즈카페 등 커뮤니티 시설을 강화해 쇼핑과 여가를 함께 즐기는 공간으로 특화했다.

또한, 김포점 등 현대프리미엄아울렛 4개점은 매출의 절반이 주중인 월요일부터 금요일에 발생할 정도로 주중 매출 비중이 높다. 주말 나들이객을 타깃으로 한 기존 아울렛과 비교하면 이례적이다. 주중 매출 비중이 높은 이유는 도심과 먼 교외에 주로 위치했던 기존 프리미엄아울렛과 달리 도심에서 차로 1시간 내외면 접근 가능하고, 프리미엄아울렛 중 유일하게 백화점 수준의 식품관과 델리코너 등을 운영해 퇴근 후 직장인과 장보기 수요를 흡수할 수 있었다는 분석이다.

실제로 현대프리미엄아울렛 1호점인 김포점은 서울 강남, 광화문 등 도심에서 차로 30분 내로 접근 가능하다. 특히, 2호점인 송도점은 프리미엄아울렛 최초로 지하철역과 매장을 연결했다. 인천지하철 1호선 테크노파크역과 지하 매장이 바로 이어진다. 스페이스원, 대전점도 모두 도심에서 가까운 입지에 문을 열었다.

교외형 아울렛과 실내 쇼핑몰의 장점을 결합한 ‘하이브리드형 아울렛’을 도입한 것도 현대아울렛이 최초다. 현대백화점은 김포점 등 프리미엄아울렛 4개 모든 점포의 고객 동선에 접이식 문인 폴딩도어와 냉난방시스템(EHP) 설비를 설치했다.

날씨가 좋을 때는 폴딩도어를 개방해 산책과 쇼핑을 동시에 즐길 수 있는 기존 교외형 프리미엄아울렛처럼 운영하고, 날씨가 궂을 땐 폴딩도어를 닫아 실내 쇼핑몰로 변신한다. 현대백화점 관계자는 “야외 매장이 많은 프리미엄아울렛의 특성상 비나 눈이 오거나 기온 변화가 심한 한여름과 한겨울에 쇼핑객이 감소하는 한계를 극복했다”고 설명했다.

기존점 경쟁력 높이고 신규 출점도 속도
앞으로 현대백화점은 진출 10년을 맞은 현대아울렛의 제2 도약을 위한 사업 확장에 박차를 가한다는 계획이다.

먼저, 신규 점포 출점이 예정돼 있다. 올해 상반기 충북 청주시에 커넥트현대 2호점을 열고, 2027년에는 부산광역시에 프리미엄아울렛을 기반으로 한 기존에 없던 차별화된 쇼핑 경험을 제공하는 미래형 리테일 플랫폼을 선보일 예정이다.

최근에는 경북 경산시 경산지식산업지구 내에 지역 최대 프리미엄아울렛 부지 입찰에도 성공했다. 이르면 오는 2028년 개점을 목표로 대구·경북 지역 경제 활성화에 기여하고, 단순 쇼핑을 넘어 고객을 위한 다양한 체류형 프로그램을 제공한다는 방침이다.

기존 점포 경쟁력 강화에도 적극 나선다. 현대프리미엄아울렛 김포점은 올해 중앙 수로에 ‘이온 히팅 시스템’을 도입해 사계절 운영이 가능하게 리뉴얼한다. 송도점은 지하 1층 MZ전문관을 확대하고, 스페이스원은 B관에 SPA 등 트렌디한 브랜드를 새로 입점시킬 계획이다.

현대시티아울렛 동대문점은 높은 외국인 매출 비중을 바탕으로 글로벌 고객 공략을 가속할 방침이며, 가든파이브점은 가족 단위 고객을 겨냥한 신규 체험형 콘텐츠를 지속 개발해 선보일 예정이다.

현대백화점 관계자는 “이르면 상반기 중 10년 만에 새 BI를 적용하기 위한 준비 작업도 진행중”이라며 “고객 경험 측면에서 현대아울렛만의 콘텐츠를 원점부터 재설계해 빠르게 변화하는 유통 시장에 다시 한 번 새로운 이정표를 제시해 나가겠다”고 말했다.
