STS개발이 11일 베트남 타이닌성 벤륵에서 진행 중인 대규모 복합도시 ‘인텔라 시티(Intella City)’ 개발 프로젝트에 신세계프라퍼티가 새롭게 합류했다.
이번 3자 전략 협력 양해각서(MOU) 체결로, 인텔라 시티 사업은 국내 대표 유통·상업시설 운영사의 참여를 통해 한층 더 경쟁력 있는 개발 구도를 갖추게 됐다.
인텔라시티는 293헥타르(약 90만평) 부지에 연면적 445만㎡(약 135만평)를 조성하는 대형 복합도시로, 아파트·럭셔리 타운하우스·샵하우스 등 주거시설과 쇼핑몰, 프리미엄 아울렛, 호텔, 키자니아 등 상업·문화·레저 시설을 갖춘 자족형 도시로 개발된다.
벤륵은 호치민시에서 직선거리 약 4km 떨어진 타이닌성의 관문 지역으로, 고속도로와 호치민시 외곽순환도로 등 광역 교통망이 집중되어 있다.
인근에는 Tay Ninh, Binh Duong, Dong Nai 등 베트남 남부 핵심 경제·산업 거점이 밀집해 있으며, 인구 구조와 성장 잠재력, 교통 편의성, 산업·상업 발전 가능성 측면에서 한국 성남의 판교신도시와 유사하다는 평가를 받는다.
이번 협약에서 사이공텔은 프로젝트 개발 전 과정을 주도하며, 현지 개발사로서 시장조사, 인허가, 토지·계획·보상 절차를 수행하고, 현지 네트워크를 제공하며 사후 운영·마케팅·임대 유치까지 담당한다.
STS개발은 직접 투자 또는 해외 자본 유치를 맡고, 특히 한국 및 글로벌 금융기관·투자펀드와의 연결을 통해 자본을 조달하며, 공동 개발 매니저로서 상세 계획과 사업전략을 수립한다. 신세계프라퍼티는 위탁 운영 형태로 핵심 상업시설을 개발·운영하며, 한국의 대표 복합쇼핑몰 브랜드 ‘스타필드’ 모델을 베트남에 상륙시키는 기회를 갖게 되었다.
STS개발은 “신세계프라퍼티의 합류로 인텔라 시티는 주거·상업·문화 기능이 균형 잡힌 완성도 높은 복합도시로 한층 업그레이드될 것”이라며, “한국 최고 수준의 상업시설 운영 노하우가 더해져 베트남 상업·유통 시장에 새로운 기준을 제시하게 될 것”이라고 말했다.
