남양주 삼패패션타운, 복합쇼핑상권 도약 위한 ‘패션 특화거리’ 지정 박차

조합, 상권 활성화 10년 주력…패션에 F&B·약국 등 이업종 입점 증가세

경기도 남양주시 삼패패션타운의 상인 중심으로 결성된 ‘남양주 패션유통사업 협동조합’은 남양주 시와의 긴밀한 협력을 통해 타운 전체를 아우르는 ‘패션 특화거리‘ 공식 지정에 나서고 있다.

남양주 삼패패션타운 상권이 변화를 통해 패션 유통과 식음료(F&B)가 공존하는 수도권 동부의 복합문화쇼핑거리로의 변신을 꾀하고 있다. 특히 상권 활성화에 앞장서 온 남양주 패션유통사업 협동조합(이하 조합)은 남양주시와의 긴밀한 협력을 통해 타운 전체를 아우르는 ‘패션 특화거리’ 지정을 공식 추진에 나서며 상권의 실질적 성장을 모색하고 있다.

패션 특화거리 조성 추진 구간은 서울 방면 노스페이스 매장부터 팔당댐 방면 스타벅스까지 1.5km를 대상으로 한다.

삼패패션타운은 장기간 건물 개보수 및 신축 공사로 인해 고객 유입이 일시적으로 감소해 어려움을 겪었으나, 최근 공사가 대부분 마무리되면서 새로운 브랜드 유치에 집중하고 있다. 조합은 이 시점에 상권 전체를 공인된 ‘패션 특화거리’로 지정받고 소비자가 찾는 상권으로 변모하기 위해 남양주시 차원의 공식적인 협력을 끌어내는 데 주력하고 있다.

특화거리 조성 추진 구간은 상권의 시작점인 서울 방면 노스페이스 매장부터 팔당댐 방면 스타벅스까지 1.5km 구간을 대상으로 한다. 현재 이 구간에는 ‘삼패 1번지’를 시작으로 메가몰1, 2, 베스트몰, 해피몰까지 5개의 패션 타운이 조성돼 있다. 과거 작은고추몰은 해당 위치에 F&B 타운으로 조성하기 위해 준비 중이다.

◇ 남양주시 차원 공식 지원 확보 위한 ‘특화거리’ 지정 추진
현재 남양주시는 해당 구간에 대한 조사를 진행 중이며, 조합은 주광덕 남양주 시장 및 경제과 담당 부서와 수차례 미팅을 갖고 절차를 조율하고 있다. 조합 측은 이 절차가 약 1년 정도 소요될 것으로 예상해 내년 안으로 특화거리로 지정될 수 있도록 시에 지속적으로 요청하고 있다.

현재 삼패패션타운은 남양주·구리·마석·팔당 지역은 물론 서울 강동·송파, 양평·가평, 경기도 광주 지역에서도 고객이 찾고 있다. 특화거리가 조성되면 해당 지역에서 찾아오는 고객이 더 증가하고 또 다른 지역에서도 이곳을 찾아 상권은 더욱 활성화될 것으로 전망하고 있다.

패션 특화거리로 지정될 경우, 조합은 남양주시와 연계해 상권 활성화 행사를 대규모로 추진할 수 있게 된다. 계절에 맞는 다양한 이벤트를 특화거리 명칭으로 진행함으로써 남양주 시민 및 광역 고객을 적극적으로 유입시키는 것이 목표다. 나아가, 쇼핑 고객의 편의 시설과 환경을 개선하기 위한 지원이 가능해져, 거리 곳곳에 상권을 알리는 조형물 설치 등을 통해 타운 이미지를 제고할 수 있게 된다. 이러한 환경 개선은 고객 유입을 늘려 궁극적으로 상인들로 구성된 조합원들의 매출 증대와 고객의 만족도가 크게 향상될 것으로 조합은 바라보고 있다.

삼패패션타운 중 하나인 해피몰은 최근에 200평 규모의 라스트라벨 매장을 유치해 첫 1주일간 1억원 매출을 달성하는 등 성공적인 오픈을 진행했다.

◇ F&B 강화로 복합상권 전환… 300평 초대형 매장 유치
최근 삼패패션타운은 불황 속에서도 상권을 지키기 위해 패션 유통(약 80여 개 매장)과 더불어 식음료(F&B, 약 20여 개 매장) 콘텐츠를 대거 보강하는 복합 타운식 MD 전략을 펴고 있다.

특히, 패션이 중심을 잡아주는 상태에서, F&B 부문의 강세가 두드러진다. 대표적으로 팔당댐 방면 스타벅스 남양주삼패점 DT점은 전국 최상위권 매출을 보이는 DT 매장으로 평가되고, 쭈꾸미 전문점 ‘또까비’는 월 매출 1억 5000만 원을 기록하는 등 높은 매출로 상권 활성화에 기여하고 있다.

삼패패션타운은 패션 중심에 돈까스클럽, 시가올 비빔국수 등의 F&B 매장이 한데 어우러져 탄탄하게 상권을 활성화시켜 나가고 있다.

카페로는 전국 매장 가운데 가장 많은 매출을 올리는 곳으로 하나로 알려진 카페 ‘달다곰이’가 월 2억 원대를 기록하면서 성공적으로 운영되고 있다. 이 외에도 시가올 비빔국수집, 초원 한정식, 대문집, 돈가스 클럽, 우렁찬 명품한우 등 다수의 유명 F&B 브랜드들이 높인 인기 속에 상권을 활성화시키고 있다.

향후 큰 기대를 모으는 신규 매장은 한강변 쪽에 유치한 300평 규모의 초대형 장어 전문점 ‘한강으로 온 장어’이다. 이 장어집은 곧 오픈할 예정으로, 조합은 해당 대형 F&B 매장이 고객 유입을 크게 증가시켜 상권의 분위기를 한층 더 끌어올릴 것으로 예상하고 있다. 현재 타운 내 공사가 완료되지 않은 유일한 지역인 ‘작은 고추몰’이 있던 위치 역시 향후 F&B 위주로 채워 콘텐츠의 다양성을 더욱 강조할 방침이다.

삼패패션타운에 최근에 도매약국인 ‘남양주 메가몰 약국’이 오픈해 성업 중이다. 그리고 조만간 장어구이 전문점 ‘한강으로 온 장어(오른쪽)’가 300평 규모로 들어설 예정이어서 상권은 고객 집객이 더욱 늘어날 것으로 전망하고 있다.

여기에 최근 유통 트렌드에 맞춰 특별히 건강식품 수요가 높은 시니어 고객을 겨냥한 도매 약국인 ‘남양주 메가몰 약국’이 입점했다. 최근 개설된 30평 규모의 ‘남양주 메가몰 약국’은 일반 약국 대비 20~30% 저렴한 가격으로 건강기능식품까지 판매해 시니어 고객층과 패션 타운 고객층이 몰리면서 초기부터 안정적인 성과를 내고 있다.

◇ 패션 매장 리뉴얼로 이미지 개선… 성장세 지속
장기간의 공사 과정 중에 일부 브랜드 본사 관계자들 사이에서 삼패에 대한 인식이 악화됐던 것이 사실이지만, 조합은 적극적인 노력과 신규 MD를 통해 이 인식을 긍정적으로 전환시키고 있다.

패션 부문에서는 올해 상반기 ‘메가몰’ 타운에 휠라, 팬텀, 파리게이츠 등의 브랜드들이 신규 오픈하거나 리뉴얼하며 상권의 신선함을 안겨주고 있다. 그리고 최근 ‘해피몰’ 타운에는 200평 규모의 라스트라벨이 들어서 인기를 끌고 있다. 오픈 열흘 만에 1억 원이 넘는 매출을 기록하는 등 성공적인 출발을 보이고 있다.

신축한 건물들에는 노스페이스를 비롯해 K2, 와이드앵글, 디스커버리, MLB 등의 주요 아웃도어와 스포츠 캐주얼 브랜드들이 입점해 안정적인 매출을 기록 중이다. 특히 베스트몰은 MD 개편을 통해 네파, 스파이더 등을 유치하면서 상권 내에서 남다른 활성화의 모습을 보이고 있다.

이 가운데 노스페이스는 월 평균 1억 5000만 원, K2와 스파이더는 월 1억 2000만 원, 디스커버리와 MLB는 월 평균 1억 원의 높은 매출을 기록하고 있다.

삼패패션타운은 한강을 끼고 대로변에 형성돼 있어 한강 전망을 자랑하는 곳이다. 고객들이 쇼핑뿐만 아니라 인기 맛집 투어, 한강과 공원 체험 등을 위해 방문하는 입지적 이점을 가지고 있다. 또한, 서울에서 나오는 길목이자 다산 신도시 및 향후 왕숙 지구 등 신규 택지개발지구와 인접해 있어 향후 고객 유입이 점진적으로 증가해 광역시 규모의 상권 경쟁력을 갖출 것으로 전망하고 있다.

홍의식 남양주 패션유통사업 협동조합 이사장은 “그동안 건물의 신축 및 개보수 과정 때문에 잠시 소강상태에 있었으나, 이제 공사가 마무리되고 패션과 F&B 등의 콘텐츠 유치에 성공하면서 상권이 긍정적인 변화를 보이고 있다”고 강조하면서 “패션 특화거리 지정이 완료되면 이를 발판으로 시민과 고객이 만족하는 전국 대표 패션복합 상권으로 거듭날 것”이라고 포부를 밝혔다.
