신지혜 에스티에스개발 상무는 ‘핫플 형성’에 대해 “하나의 핫플이 만들어지기까지는 철저한 기획과 치밀함이 필요합니다. 뿐만 아니라 독창적인 콘텐츠, 공간을 보는 시각, 로컬의 스토리텔링까지 이 모든 요소가 결합되며 ‘사람을 끌어 모으는 공간’으로 탄생하게 되죠”라고 말했다.
이어 “핫플을 만드는 주체가 매장을 오픈하고 운영하는 사람들만 말하는 것은 아닙니다. 공간 기획자나 디벨로퍼들 역시 중요한 플레이어들이죠. 콘텐츠 플레이어들과 함께 공간 기획에 대해 커뮤니케이션을 거듭하면서 각자의 생각을 균형있게 반영하도록 하는 것이 상업용 부동산 디벨로퍼의 역할이기도 합니다”라고 덧붙였다.
◇ 직접 발로 뛰는 열정 우먼…상업용 부동산 개발 전문가로 활약
신지혜 상무는 서울대 지리학과와 서울대학교 환경대학원 도시계획학과를 졸업하고 서울시정개발연구원(현 서울연구원)을 거쳐 상업시설 전문 디벨로퍼 기업 에스티에스개발㈜에 재직 중이다. 2004년에 설립된 에스티에스개발㈜은 개발 초기부터 임차인(테넌트)이나 매수자의 수요를 파악해 그들의 니즈에 따라 부동산 개발 업무를 진행하고 있다.
신 상무는 이 회사에서 2006년부터 근무를 시작으로 20년 넘게 상업용 부동산 개발, 도시계획, 리테일 플레이어 생태계를 연구해 오고 있다.
에스티에스개발㈜에 근무하기 전에는 분양상가 시행업체인 제이비인베스트먼트㈜ 투자운용팀에서 근무한 경험이 있는데 일반적인 상가 분양을 벗어나 테넌트와 콘텐츠의 니즈를 사전에 파악해 상품을 기획하는 남다른 방식의 상업시설 개발로 주목을 받았다.
신 상무가 그간 업계에서 다양한 경험을 쌓은 후 중요하게 생각하게 된 것 중에 하나는 바로 ‘현장’이다. 이로 인해 그녀는 직접 발로 뛰며, 눈으로 보고 느꼈던 현장에서 축적한 데이터를 기반으로 핫플의 탄생부터 골목의 확장까지 ‘보이지 않는 매커니즘’까지 파악하는 전문가로 활약하게 됐다.
◇ 핫플의 조건 3가지는… ‘교통 접근성’ ‘집객시설’ ‘배후인구’
최근 뜨고 있는 핫플 상권의 특징에 대해 그녀는 서울 신당동을 예로 들었다. “처음 2017년, 2018년 당시의 신당동은 카페 겸 맥주 아포테케리, 심세정 베이커리 카페, 더피터 베이커리(지금은 없어짐)가 인기를 끌며 신당동이 뜨는 분위기였습니다. 이후 2019년 주신당이 들어서며 그야말로 신당동은 핫플로 떠올랐죠. 앞서 신당동에 진입한 그룹을 퍼트스무버, 주신당처럼 이후 들어오기 시작한 그룹을 패스트팔로워라고 할 수 있죠”라며 신당동의 변화에 대해 말했다.
신 상무는 “한때 핫플이라고 불리던 거리를 처음 만들었던 매장 다수는 현재 자취를 감췄습니다. 처음 골목을 빛냈던 상징적인 공간마저 문을 닫는 경우가 적지않죠. 하지만 아무것도 없던 골목에 첫발을 내디딘 덕분에 그 자체로도 충분히 의미가 있어요. 그곳이 누군가의 약속 장소가 되고 국내외 관광객들이 일부러 찾는 목적지로 성장했기 때문입니다”라고 핫플의 ‘의미’에 대해서도 설명했다.
핫플의 조건에 대해서는 첫번째로 교통 접근성을 꼽았으며, 두번째 조건으로는 집객시설 혹은 ‘그 지역만의 특성을 지닌 헤리티지가 있어야 한다’고 말했다. 이어 마지막 세번째 조건으로 배후인구(주거 혹은 오피스 상주)를 꼽았다.
신 상무는 “이러한 핫플 조건을 완벽히 갖춘 곳이 바로 ‘성수’입니다. 성수는 핫플의 교과서로 불리죠. 성수는 현재 강남, 광화문, 여의도, 홍대와 같은 중심 상업지가 됐습니다. 지난 11월 성수 연무장길이 평당 4억 원에 팔리며 그야말로 넘사벽 상권이 됐으니까요”라고 말했다.
◇ 핫플레이스는 지역의 맥락을 읽어내는 ‘감각’과 ‘실행력’의 결과물
그녀는 성수동뿐만 아니라, 익선동, 연남동, 을지로, 신당동의 변화에 대해서도 얘기했다. “야외 테이블에 앉아 삼겹살을 구워먹거나 치맥을 즐기는 외국인들의 모습이 낯설지 않아요. 이들 지역은 짧은 유행이나 반짝하는 트렌드에 따라 주목받는 곳이 아니라 경관, 헤리티지, 사람 등 지역이 지닌 매력과 경험을 압축해 보여주며 도시 관광 콘텐츠로 자리 잡고 있다는 것을 알 수 있습니다”라고 덧붙였다.
핫플이 단지 핫플로만 머무는 것이 아닌 부동산 가격으로 연결되려면 어떠한 조건이 필요할까. 이에 대해 신 상무는 ‘평탄한 지형에 위치하고 있고, 용도 측면에서도 다양하게 사용가능하도록 범용성을 갖춰야 한다’고 강조했다.
플레이어가 선택할만한 새롭게 핫플레이스가 될만한 곳에 대한 물음에 신 상무는 청량리, 장충동, 성북천을 꼽았다.
